What's involved with this role:

To ensure the successful project delivery of building maintenance works by planning, budgeting, managing stakeholder relationships, actively managing risks and issues and identifying and managing dependencies. To effectively liaise with and manage in the role of Principle Designer and on a ?client agent? basis the in-house team, Contractors, Suppliers and Customers to ensure building maintenance works are completed within budget, on time, to the specified quality whilst adhering to the strict regulations which govern every aspect of building maintenance and construction. Part of a Building Maintenance team undertaking the planning and management in relation to Council wide buildings and maintenance management ? in relation to approximately 400 buildings and excluding domestic property. Key Responsibilities:
  • Undertake the ?Client? role in all aspects of building maintenance including planned preventative maintenance, cyclical maintenance, responsive repairs and management of external contractors;

  • Site managing contractors providing services, including all regulatory and statutory compliance associated with contracting

  • Assisting, supporting and promoting change within the business planning and service delivery process

  • Ensure compliance with all aspects of operational Health and Safety in relation to maintenance of Council buildings, the Corporate and Service Area H&S Policies and compliance with new and existing legislation and requirements

  • Assist with the planning and implementation and monitoring of the Facilities Management sustainability strategy and carbon reduction plan

  • Support work to promote and develop customer services, employee and operational targets that achieve and exceed business objectives ? ensuring the service meets objectives, targets and quality standards

  • Develop, sustain and improve performance in consultation with key stakeholders.

  • Site managing contractors providing services, including all regulatory and statutory compliance associated with contracting

  • Assisting, supporting and promoting change within the business planning and service delivery process

  • Assist with the planning and implementation and monitoring of the Facilities Management sustainability strategy and carbon reduction plan

  • Your recent UK working experience going back at least 5 years, or full employment history if you have been working for fewer years than this.

  • Qualifications:
    • HNC or Equivalent

    • IOSH Managing Safety in Construction of equivalent or commitment to attain qualification in 12 months

  • Knowledge & Experience:
    • Good knowledge of policy and regulatory frameworks applicable to asset management

    • Good knowledge of general building, and mechanical and electrical, building maintenance techniques

    • Demonstrable knowledge of relevant legislation and/or Codes of Practice i.e. Construction, Building Regulations and Health & Safety

    • Good Project Management experience in property related building maintenance including experience of responsive and planned maintenance in schools

    • Experience of effective risk identification and risk management (including Health & Safety implications)

  • Skills & Abilities:
    • Strong personal organisation skills including ability to manage a diverse and demanding workload within a constantly changing environment

    • Good communication skills including written; verbal and interpersonal

    • Proven ability to use own initiative to make appropriate decisions

  • Initiating change and improvement

  • Strong IT skills including Microsoft packages

  • Other Requirements: A full driving licence
