Maintenance Services Works Officer - East



Norfolk & Suffolk NHS Foundation Trust (NSFT) are looking for a Maintenance Services Works Officer to join our existing multi-disciplinary professional maintenance team in providing a safe environment for all service users, staff and visitors across our East team site being based at Carlton Court, Carlton Colville, Suffolk.

Main duties of the job



Duties & Responsibilities associated with this role:


  • Leading a team of both semi skilled & skilled craftspersons and technicians who are supported by external contractors to ensure a safe, efficient and smooth running maintenance service is provided to the Trust

  • To provide technical support and guidance to team members

  • To deliver a planned preventative maintenance programme in line with current statutory requirements

  • To deliver a reactive maintenance service within agreed timescales

  • Oversee Service Level Agreement (SLA) work for other NHS organisations and private customers

  • Ensure all work is performed in accordance with the requirements of Health and Safety and other relevant legislation

TIES AND RESPONSIBILITIES



The post holder will be responsible for:



The delivering of a planned preventive maintenance programme in line with current statutory requirements outlined in statutory guidance including Health Technical Memorandums (HTM?s), Health Building Notes (HBN?s) and Approved Codes of Practice (ACoP?s) including:-


  • HTM00 Healthcare Engineering

  • HTM03 Specialist Ventilation

  • HTM04 Control of Legionella

  • HTM05 Firecode

  • HTM08-02 Lifts

  • HTM06-01 Electrical Services Supply and Distribution

  • L8 Control of Legionella

  • HBN 00-01Designing Health Care Buildings

  • HBN 08-02 Dementia Friendly Health Care Environment

  • HBN 23 Health Building for Children.

Deliver a reactive maintenance service within agreed timescales for all Trust properties and staff groups in response to tasks received via the Maintenance Services Helpdesk and issues reported verbally by team members.



Oversee Service Level Agreement (SLA) work for other NHS organisations and private customers in a professional manner, comply with guidelines and systems of work etc. and ensure all paperwork is accurately completed.



Supervise all directly employed labour, contractors (specialist & supplementary) and agency staff ensuring:


  • Evaluation and monitoring of cost effectiveness, work load and response times of all reactive and planned maintenance

  • Control of quality and content of work is consistent with appropriate standards

  • Participation in the NHS Labour Management Scheme (LMS) including the daily completion of job dockets, summaries and timesheets

  • Compliance with Health and Safety Standards

  • Staff maintain compliance with our Trusts? policies and procedures regarding absence recording and monitoring, dress code, timekeeping and the booking of annual leave etc.

  • All report forms and documentation are accurately completed in compliance with the Departments policies and procedures

  • All duties are carried out in a professional and conscientious manner

  • Work with Senior Maintenance Services Managers to monitor and manage discipline

  • Annual staff appraisals are carried out ensuring records are updated

  • Training needs are identified where short falls or non-compliance exists

Experience


Essential criteria


  • Manage a multi disciplined trade based team

  • 5 years relevant management/ supervisory experience having demonstrated high technical ability

Desirable criteria


  • Knowledge of project management in the building industry

Qualifications


Essential criteria


  • Building, Electrical or Mechanical Apprenticeship

  • C&G Certification in Building, Electrical or Mechanical trades

  • BTEC Ordinary National Certificate (ONC) in Building or Engineering

  • Full driving licence for ability to drive Trust vehicles

Desirable criteria


  • NVQ Level 4 in Building or Engineering

  • BTEC Higher National Certificate (HNC) in Building or Engineering

Applicant requirements



  • The postholder will have access to vulnerable people in the course of their normal duties and as such this post is subject to the Rehabilitation of Offenders Act 1974 (Exceptions) Order 1975 (Amendment) (England and Wales) Order 2020 and as such it will be necessary for a submission for Disclosure to be made to the Disclosure and Barring Service to check for any previous criminal convictions.
